{"id":72868,"date":"2015-02-27T20:02:50","date_gmt":"2015-02-27T23:02:50","guid":{"rendered":"https:\/\/novait.com.ar\/iulianodemo\/afip-alquileres-mas-cambios\/"},"modified":"2015-02-27T20:02:50","modified_gmt":"2015-02-27T23:02:50","slug":"afip-alquileres-mas-cambios","status":"publish","type":"post","link":"https:\/\/novait.com.ar\/iulianodemo\/afip-alquileres-mas-cambios\/","title":{"rendered":"AFIP ALQUILERES: M\u00c1S CAMBIOS"},"content":{"rendered":"<p style=\"text-align: justify;\"><span style=\"color: #3366ff; font-size: 12pt; font-family: arial, helvetica, sans-serif;\">Se prorroga registro de alquileres: Comienza 30\/06\/2015<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: arial, helvetica, sans-serif;\">Se prorroga al 1\u00ba\/7\/2015 la entrada en vigencia del r\u00e9gimen de informaci\u00f3n de operaciones inmobiliarias -RG (AFIP) 2820- para las operaciones de locaci\u00f3n -alquiler o arrendamiento- de bienes inmuebles, incluidos leasing, por cuenta propia o con intervenci\u00f3n de los intermediarios, sublocaciones y subarriendos; la locaci\u00f3n de espacios o superficies fijas o m\u00f3viles delimitados dentro de bienes inmuebles (locales comerciales, stands, g\u00f3ndolas, espacios publicitarios, cocheras, bauleras, localizaci\u00f3n de antenas de telefon\u00eda celular, etc.) por cuenta propia o por cuenta y orden de terceros; y la cesi\u00f3n de derechos reales y\/o cesiones o contratos que impliquen derechos de uso a t\u00edtulo oneroso sobre inmuebles.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: arial, helvetica, sans-serif;\">A tal efecto, se considera cumplida en t\u00e9rmino hasta el 31\/8\/2015 la presentaci\u00f3n de la informaci\u00f3n respecto de los citados contratos y\/o cesiones celebrados con anterioridad al 1\u00ba\/7\/2015.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: arial, helvetica, sans-serif; color: #3366ff;\">Alquileres a Turistas: R\u00e9gimen de Informaci\u00f3n a partir del 1\u00b0\/03\/2015<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt; font-family: arial, helvetica, sans-serif;\">A partir de marzo, se deber\u00e1n informar ante la AFIP los alquileres para turismo Tras dejar pasar el verano, la AFIP pondr\u00e1 en vigencia un nuevo r\u00e9gimen de informaci\u00f3n para alquileres temporarios con fines tur\u00edsticos a partir de las locaciones realizadas desde el 1\u00ba de marzo pr\u00f3ximo. Si interviene una inmobiliaria, es la obligada a cumplir con el registro, pero si el propietario alquila en forma directa o si el inmueble est\u00e1 en el exterior, debe hacerlo el due\u00f1o. Las sanciones pueden llegar a la suspensi\u00f3n de la CUIT. Los que a su vez alquilan una casa para ir a veranear en Pinamar o Caril\u00f3 tambi\u00e9n ser\u00e1n controlados, ya que el nombre del inquilino aparecer\u00e1 en el registro. Esto tendr\u00e1 relevancia, por ejemplo, cuando la AFIP controle capacidad contributiva para permanecer en el Monotributo. El organismo recaudador har\u00e1 hincapi\u00e9 sobre todo en los propietarios de varios inmuebles y que cobren una renta con habitualidad, para controlar que declaran esos ingresos en el Impuesto a las Ganancias.
